 A new Toys/Babies “R” Us combo store marks only one of several new deals that have been signed for North Central Side property the San Pedro Crossing Shopping Center.

Other new tenants for the center include Debi’s Bridal, which will occupy 3,600 square feet. Jonathan Collins represented that tenant. Collins is with the San Antonio office of Stream Realty Partners LP ­- the company marketing the center.

And Nick Altomare of San Antonio firm Endura Advisory Group represented Regency Beauty in a recent lease that calls for the beauty school to open a 6,700-square-foot facility at San Pedro Crossing.

As previously reported by the Business Journal, a new Toys “R” Us and Babies “R” Us store is also in the works that will bring the two product lines under one roof.

The combo store will span roughly 60,000 square feet in San Pedro Crossing.

Todd Wallace and Robert O’Farrell of SRS Real Estate Partners in Austin represented Wayne, N.J.-based Toys “R” Us in that deal.

Stream Realty has been leasing the center since April 2009. At the time it took on the assignment, San Pedro Crossing was 57-percent occupied – having lost anchor tenants Linens ‘n’ Things and Circuit City, both of which were ultimately shuttered.

The center is now 100-percent occupied, note Robin Smith and Lance Taylor – the Stream Realty executives tapped to market San Pedro Crossing.

Besides bringing in some new business, the duo was also successful in renegotiating Office Depot’s lease of 21,000 square feet at the site for another five years.
