SRS starts each assignment with a single-point-of-contact and core team of dedicated portfolio transaction managers to guide the execution of each assignment. Where local brokers are required, SRS helps identify best-in-class local brokers in each market. Local brokers, along with the project team, perform in-depth valuations and devise a unique strategy for each location assigned.

For lease renewals, the transaction managers then negotiate directly with landlords to renew or restructure leases in the form of rent reductions, blend and extends, virtual downsizing, clause modifications, or whatever creative strategy has been determined to maximize occupancy cost reduction and/or improved lease language.

For surplus disposition, SRS implements a three-pronged marketing strategy for the entire portfolio. The first is standard marketing at the local level. The next is to focus on individual space users who may have an interest in several locations on a bulk basis. The third is to create opportunities to sell leasehold interests or owned properties to investors as a financial transaction.
