Sourcing upscale restaurants for office tower amenitization
Scope
The EMMES Companies engaged SRS Real Estate Partners to enhance the value of their office campus, Centerview Towers, by curating a collection of upscale restaurants in a location previously occupied by McCormick & Schmick’s. The objective was to create a contemporary dining destination that would attract office tenants and differentiate their office campus from the competing properties in the submarket. SRS’s responsibilities included identifying a restaurant architect aligned with the client’s vision and providing brokerage services for specific tenant and menu procurement.
Results
SRS successfully attracted significant interest from a diverse array of restaurant operators, managing the vetting process and negotiating lease agreements. The project culminated in the opening of a curated mix of upscale, locally owned restaurants in 2023, including The Goldfinch, Izakaya Osen, The Trough, Maldon’s Bistro, KIT Coffee, and Monaco’s. These restaurants have not only thrived despite the high rent structure but have also significantly enhanced the attractiveness of the surrounding office space. The resulting increase in value for the client was substantial, with SRS playing a critical role in this transformation. The vibrant dining options have driven momentum in office leasing, benefiting both the client and the broader office community.
