Project Overview
Leasing a new community center development along I-85 corridor roughly two miles northwest of the highly trafficked Mall of Georgia. Located in Buford, GA, a northeast suburb of Atlanta, the development faced challenges attracting national credit tenants due to the surrounding tenant mix in the immediate vicinity.

Scope
SRS Real Estate Partners was tasked with pre-leasing a prime development site along the Mall of Georgia corridor. Despite the site’s numerous positive attributes, its location was primarily surrounded by car dealerships and discount retailers, which lacked the typical synergy required to attract high-paying retail and restaurant tenants. Understanding the importance of appealing to national tenants, SRS swiftly advised the ownership on critical site plan revisions including marketing to an anchor tenant and subdividing the corner parcel for a smaller user. These strategic modifications were designed to enhance the site’s attractiveness to national retailers, ensuring that the development would meet the expectations of high-paying tenants.

Results
The successful collaboration led to the Gateway Mall of Georgia being anchored by Academy Sports and Outdoors. The project includes an 18,000-square-foot strip center with above-market rental rates, demonstrating the success of the strategic site plan revisions. Additionally, the development secured two high-profile national ground leases. Notable tenants include Newk’s Eatery, Aspen Dental, Texas Roadhouse, Jimmy John’s, 7 Brew and Navy Federal Credit Union, further solidifying the development’s appeal and profitability.
