The newly built 21,855-square-foot property is absolute triple-net leased is corporate guaranteed by Aldi, Inc. who recently signed a 20-year lease with options to extend.
SRS National Net Lease Group’s Executive Vice President Patrick Nutt and Associate Connor Barton represented the seller, The Ferber Company who completed development on the property in 2019 and is based in Singer Island, FL. The buyer was a Florida-based private investor.
The Aldi property is an anchor tenant within Shoppes on Granada, a newly developed shopping center with other tenants including Lowe’s (shadow anchor), Petco, Mattress Firm, Panera Bread, TD Bank and Spectrum, among others.
“This property offered the buyer a long-term grocery-leased opportunity with no landlord responsibilities within a thriving and growing retail corridor,” said Nutt. “The asset is the second phase of a two-phase project. Earlier this year our SRS team sold the first phase which consisted of the adjacent building occupied by TD Bank and Spectrum.”
The highly visible property is located along W. Granada Boulevard/State Highway 40 and is approximately one-mile east of the Interstate 95.
