SRS Real Estate Partners announced today the $3.6 million ground lease (land ownership) sale of a King Soopers fuel center property located at 6482 S. Parker Road in Aurora, Colorado. Built in 2024, the 1,000-square-foot (sf) property is situated on 1.12 acres and has a new 20-year, corporate-guaranteed lease in place from the parent company, The Kroger Co.
SRS Real Estate Partners Vice Presidents Patrick McGlinchey, Brian Wolfman and Justin Gregory, and Managing Principal Erik Christopher, who are based in Denver represented the seller, a national REIT. The buyer was a Denver-based private investor.
The property is an outparcel to Arapahoe Crossings, a 528,000-sf power center anchored by King Soopers grocery store, Kohl’s, Big Lots, and Burlington. The Kroger Co. ground-leased the site to add a fuel center to its King Soopers-branded grocery store that has operated in the center for more than 20 years.
“This transaction is the culmination of a multi-year project that began in 2020 in which SRS was engaged to work on the redevelopment of an urgent care that was originally located on the site,” said McGlinchey. “Four SRS brokers across multiple service lines collaborated to bring Kroger, a national credit company, to the table, work through the development process for the fuel station, and then open at the location, ultimately resulting in this sale at the original asking price.”
