Chipotle Property in Spring Hill, FL Sold for $4.1 Million

SRS Real Estate Partners announced today the $4.1 million sale of a Chipotle property located at 10377 County Line Road in Spring Hill, FL. Built in 2024, the 2,489-square-foot property is situated on a .59-acre site and has a 20-year, corporate-guaranteed lease in place.

SRS Capital Markets Senior Managing Principal Patrick Nutt and Executive Vice President & Principal William Wamble who are based in Florida represented the seller, a Florida-based developer. The buyer was a private investor from Colorado. The closing cap rate was 4.66%.

“Chipotle continues to grow its market share with more than 3,500 restaurants in the United States and in excess of $11 billion in total revenue last year,” said Wamble. “Investors view these assets as a stable and cash-flowing investment. The majority of Chipotle-occupied properties that we have sold also have zero landlord responsibilities, adding to their appeal.”

The property is part of Seven Hills Center, a neighborhood center anchored by Publix. It is also one-half mile west of Tampa General Hospital Spring Hill and is surrounded by several neighborhoods.
