Developer behind Cabo-inspired lagoon, $1B project puts Bayside eateries on the menu

The Dallas-based developer behind the $1 billion Bayside mixed-use project — which will feature a Cabo-like, blue-hued lagoon — has begun cobbling together his restaurant mix that will surround the lagoon adjacent to Lake Ray Hubbard.

By the end of the year, Kent Donahue told the Dallas Business Journal he'd like to start unveiling the restaurants on the menu for the mixed-use development in Rowlett, which sits 15 miles east of downtown Dallas.

"Everyone wants to be on the lagoon," said Donahue, who spoke on a panel at the Urban Land Institute's Fall Meeting on Thursday. "Our desire would be to have 15 to 20 different restaurants on the lagoon."

Tyler Isbell of Dallas-based SRS Real Estate Partners is marketing the development’s restaurant spaces, which would average 5,000 square feet to 7,000 square feet.

Donahue said no one has signed on the dotted line yet, but he hopes to make some announcements in the near future.

And it's not just restaurants that want to locate next to the resort-style lagoon, which is being built using technology from Miami-based Crystal Lagoons. The tech firm recently opened an office in Dallas.

"We are also seeing interest from corporate users," said Donahue, who said the interest was coming from a variety of companies ranging from health care to technology to professional services.

JLL's Chris Doggett is marketing the initial phase of office space, which totals 250,000 square feet of office space. The floorplates are 25,000 square feet.

Construction is underway on the northern portion of the project north of Interstate 30. By next March, Donahue said the group would begin construction on the south side of Bayside, which would showcase the 8-acre lagoon.

Dallas-based Humphreys & Partners Architects designed the master plan for Bayside.

Dallas-based BOKA Powell is the architect on the retail and office portion of Bayside. Dallas-based 5G is designing the condo tower and a 500-room hotel with 80,000 square feet of meeting space.

The hospitality portion of the Bayside is currently being designed. The initial phase of Bayside — which includes the lagoon — is slated for completion in March 2018.
