Richard Schwartz joined SRS in 2025 as Executive Vice President and Senior Managing Principal in Newport Beach. Richard specializes in the leasing and sale of industrial properties across the San Gabriel Valley and West Inland Empire submarkets. With 20 years of experience providing commercial real estate services, he has established himself as a trusted advisor with in-depth knowledge of local market conditions. Richard calculates trends and implements strategies that maximize results for his clients. Prior to joining SRS, Richard held several senior leadership positions, most recently vice chair, at Colliers. He began his commercial real estate career at Grubb & Ellis. Richard received numerous top producer awards at both Colliers and Grubb & Ellis. He has also been recognized as a CoStar Power Broker (2016-2017) and the number one Investment Broker in Southern California (2016) from Industrial Property Trust.

Richard has a B.A. in mass communications and sociology from the University of California, Davis. He is a member of the Association of Industrial Realtors (AIR), the Society of Industrial and Office Realtors (SIOR) and the Young Professionals Group, NAIOP Commercial Real Estate Development Group. Out of the office, he enjoys spending time with his wife and children. A driven competitor at heart, he has completed seven Ironman triathlons. An advocate for his community, he enjoys giving back by participating in Big Brother Big Sister programs within Orange County.
