Nick Cartus

Nick Cartus joined SRS in 2026 as a Vice President with the National Net Lease team. Beginning his real estate career in 2021, Nick quickly established himself as a specialist in the disposition of new construction assets for developers and strategic sale-leaseback advisory for franchisees nationwide. A natural dealmaker with deep operational instincts, he brings a rare understanding of both the investor and operator perspectives to every transaction.

Prior to joining SRS, Nick was a partner at Value Net Lease, where his team was recognized as one of the top sale-leaseback teams in the country for brands including Applebee's, Wienerschnitzel, and Scooter's Coffee. He also has brokerage experience at Marcus & Millichap, where he earned the Pacesetter Award in his first year. His client work spans QSR franchisees, regional developers, and single-tenant net lease investors across the country.

Nick holds a bachelor's degree in hospitality business and real estate investment from Michigan State University. Originally from Germany, Nick immigrated to the United States as a young teenager and is fluent in German — an asset in serving an increasingly global investor base.
