With more than a dozen locations around the Metroplex and new franchisees opening more, Title Boxing Club is giving DFW a one-two punch in expansion. (This means more people are using it, which means more people are not to be trifled with.) The latest is coming to downtown Fort Worth.

 

With the recent Fort Worth CBD deal—at 500 Throckmorton St —and other locations fronting Hwy 287 in Mansfield and 5270 S Hulen near Hulen Mall, Cowtown Boxing (a Title Boxing Club franchisee) also has its eye (of the tiger) on Burleson and other locations around Fort Worth, says The Weitzman Group assistant VP Gordon Atkinson (who reps the franchisee in Tarrant County across Fort Worth, Mansfield, and Burleson). The goal: locations with a big daytime population in bustling, high-traffic retail centers.

 

Title Boxing Club provides an interval-based workout program that combines bouts of intense cardio and boxing exercises with short periods of rest. The downtown lease (6,000 SF) is in street-level space in The Tower Annex Building (The Retail Connection's Shelley Taylor repped the landlord), which should benefit from the surrounding office population. An avid UT fan, we can't confirm that Gordon was dancing in the streets Saturday, but we're pretty sure he was sporting burnt orange and raising a toast to UT.

 

LEASING

Transwestern worked several deals including:

 

    • Fiserv Solutions leased 48k SF at 8750 N Central Expy in Dallas. Transwestern's Fletcher Cordell, Duane Henley, and Matt Hurlbut represented the landlord.
    • IRIS USA leased 27k SF at 133 S Town East Blvd in Mesquite. Transwestern's Joe Whitmer represented the landlord.
    • Northern Imports leased 25k SF at Haltom Place in Fort Worth. Transwestern's Leland Prowse repped the landlord.

CellNorth Communications leased 21k SF at 8201 Eastpoint Dr in Dallas. NAI Robert Lynn's Stephen Cooper repped the tenant. CBRE's John Hendricks and Kacy Jones repped the landlord. Celebration Event Group leased 55k SF at 2890 112th St in Grand Prairie. NAI Robert Lynn's Todd Hubbard repped the tenant. Lincoln Property Co's Tom Kuhlman repped the landlord.

Anna's Linens leased 264k SF in Point West VI building in Coppell for a regional distribution center. Studley's Holden Rushing and Jeff Cannon represented Anna's Linens. Duke Realty's leasing VP Randy Wood represented Duke Realty.

Atlas Resource Partners leased more than 24k SF in at 425 Houston St (The Westbrook, which opens in November). Atlas will move into 14k SF on the third floor and 11k SF on the fourth floor. Atlas Resource Partners' Robert Gamblin, Bill Booker, and Mark Schumacher negotiated the deal.

Structure Commercial recently closed transactions totaling over 350k SF including at 75k SF lease for Bennche at 455 Airline Dr in Coppell. Stucture's Bob Kent repped the tenant. Younger Partners' Todd Jones repped the landlord. Woods Distribution Solutions leased 80k SF at 4233 Janada in Haltom City. Structure's Eric Deuillet and Bob Kent represented the landlord. Lee and Associates' Becky Thompson represented the tenant.

SALES

ALDI Food Market purchased a 2.9-acre tract at the southwest corner of Hampton and Pleasant Run roads in Desoto from Hampton-Run to build a new store. UCR Dallas' Thurston Witt represented the seller and Stan Lotridge represented ALDI.

The Lionstone Group acquired the 170k SF Preston Park retail center at the corner of West Park Boulevard and Preston Road in Plano. It's anchored by Market Street. Constructed in 2009, it is currently at 66% occupancy. PegasusAblon will provide asset management services. United Commercial Realty will manage and lease the property under Dan Shoevlin's leasing efforts. Approximately 58k SF is available for lease. HFF represented the seller.

Cortland Partners finished Q3 with eight acquisitions and the announcement of a new regional office in Dallas, opening Nov. 1. Director of investments for Texas Nick Wilhelmson will lead the team. This office will be the hub for operations and investments for the entire region, which currently includes 12 communities. Cortland also expanded its portfolio by 2,889 apartment homes in separate transactions, including the 304-unit Bristol Oaks in Dallas and the 240-unit Avington Park at Fossil Creek in Fort Worth.

Karen Pierre joined Axiometrics as regional director. She came to the firm from CoStar.

Trammell Crow Co appointed Scott Krikorian to leader of the company's DFW business unit. He will oversee the entire business unit, including all development and acquisition projects, new business pursuits, finance, and overall day-to-day operations. He succeeds and reports to Adam Saphier, TCC central operations prez.

NEW BUSINESS

JLL Retail was selected by Inland American Retail Management and Inland Diversified to lease more than 1M SF across seven shopping centers in the Dallas region. The properties are nearly 95% occupied. SVPs Robin Smith and Lance Taylor will lead the JLL team. Among the assignments: Cityville Oak Park and Prestonwood Town Center in Dallas; Hunter's Glen Crossing and Suncreek Village in Plano; Josey Oaks Crossing in Carrollton; Waxahachie Crossing in Waxahachie; and McKinney Towne Crossing in McKinney.

Savills formed a strategic alliance with SRS Real Estate Partners to serve as a bridge between US and UK markets. Dallas-based SRS has more than 20 offices across the US. Together, Savills and SRS will have a global network of more than 520 offices.

THIS & THAT

 

Metropolitan Capital Advisors director/principal Scott Lynn indoctrinated his daughter, Sophie, in the ways of the Longhorns this weekend at the Red River Rivalry. The high school junior hopes to be a Longhorn (and we're guessing the victory didn't dampen those aspirations.) Scott tells us that MCA just hired Justin Laub to work on new client development. Justin comes to the firm from Aviva Investors in NYC.

The $62M Rory Meyers Children's Adventure Garden recently opened at the Dallas Arboretum. Here's The Beck Group's Jim Shipley, David Fisk, and Jeff Forbes at the grand opening. The project is an elaborate and interactive garden for children and has been called a museum without walls. The eight-acre children's garden is dedicated to teaching life, earth, and environmental science mostly outdoors based on national and state science standards. Retired HKS prez Joe Buskuhl helped shepherd the program to fruition. The Beck Group was the GC.
