Healthy Growth
The 2010 sales and leasing season has brought with it some good news for the professional brokerage community. With transaction volume increasing, our survey of the most powerful brokerage firms highlights some recent developments in the industry. We found that business has been strong enough that our survey respondents collectively hired an additional 1,095 brokers to handle the workload and added 377 new offices. Almost 24,000 investment sales transactions were concluded, and about 34,000 leases were finalized by year-end. Brokers have become more environmentally conscious, with more than 3 percent now having LEED or another certifi cation, signifying the changing focus on energy-efficient properties. A significant amount of activity, according to our survey results, occurred in office and industrial, with lesser emphasis on multi-family and retail. This is more indicative of the brokers specializing in office, hospitality (which we didn’t score) and industrial, for a strong yearly total. Leasing in office and retail held the majority share of leases signed, reinforcing our belief that the industry is returning.
Methodology
The survey looked at volume of investment sales, the number of and revenue from leases completed, property category and other performance metrics, including dollars generated per broker, revenue per office, changes over the prior year and coverage of all or part of each sector. The survey included square footage of production for leasing to help us understand the average sizes of transactions. —Jack Kern, Research Editor
