Dollar Tree will lease 10,000 square feet in the Canyon Trails Towne Center at Cotton Lane and Yuma Road in Goodyear.
The store is expected to open in spring 2013.
The deal was announced by Dallas-based SRS Real Estate Partners. Other tenants in the shopping center include Target, PetSmart, Ross, Famous Footwear and Cost Plus World Market.
The landlord of the center is Phoenix-based Vestar.
