Q3 earnings showed it again and again: Costco Wholesale, Walmart, The TJX Companies, Inc., and others are expanding aggressively, upgrading stores, and pushing deeper into grocery and consumables. At the same time, traditional grocery stability is becoming more banner specific as closures pick up in older, overlap heavy locations.
The real estate signal is straightforward. Demand for high quality big box sites is rising, and value operators are increasingly the backfill for struggling large format boxes.
