51st/Peoria land belongs to WinCo

WinCo Foods recently purchased enough land for a store in central Glendale, at Peoria and 51st avenues, but plans for the property remain unclear.

“We have no active plans on file for the proposed WinCo store. They have not approached the city since 2010 about building a new store at this location. The existing zoning on this property will allow a store to be constructed in the future though,” said Glendale Planning Director Jon Froke.

Glendale City Council approved a liquor license for a proposed 24-hour WinCo store at the intersection in May 2012, despite opposition from nearby residents.

Those neighbors successfully defeated a proposal from Target to open a store at the location some years earlier.

Peoria Avenue Partners LLC, an out-of-state affiliate of WinCo, sold the 13.44 acres to the company in December 2014, according to the deed filed with the Maricopa County Recorder.

SRS Real Estate Partners, which has an office in Phoenix, listed the acreage on its website last summer. The map included in the flyer displayed the proximity of other grocery stores to the site.

Remnants of a horse track are visible on the property. The land contains no improvements and has a full cash value of $1.26 million, according to the Maricopa County Assessor’s Office.

The company paid $5.18 million for the parcel, according to an online report from Business Real Estate Weekly of Arizona.

Messages left with the media representative for WinCo last week went unanswered.
