In late 2019, I was hired by a great client to complete their very large buy-side transaction after they sold the operations and real estate for the QSR restaurant portfolio they had built in the Midwest. They were doing a 1031 exchange with the real estate proceeds to defer tax.
I successfully helped them locate and transact to purchase quality properties within the time constraints of their exchange. When the real estate market was on fire in early 2022, I was able to sell those properties at a cap rate 100 basis points lower, for significantly higher prices than they had purchased them — even with several years less on the leases.
