SRS Real Estate Partners announced today it has completed the $8.33 million sale of a 7-Eleven property located at 52 W. 84th Avenue in Thornton, a suburb of Denver. Situated on 1.21 acres, the 4,050-square-foot property was completed in 2023 and has 14 years remaining on its corporate-guaranteed lease.
SRS Capital Markets Vice President Ryan Tomkins represented the seller, a Colorado-based developer. The buyer was a California-based private investor seeking a well-located 7-Eleven asset.
“This 7-Eleven location is an exceptional site for gas and convenience store use, conveniently situated adjacent to the freeway in a densely populated and expanding suburb of Denver,” said Tomkins. “The long-term lease provides the new owners with a passive investment opportunity with no landlord responsibilities.”
The property is visible from Interstate 25 and is directly across the street from several retailers. Thornton is the sixth largest city in Colorado and is the largest in the north Denver metro. The city continues to experience expansion and demand for new retail property.
