HFF arranges big loans, vacant retail center sells

Here is a roundup listing of recent deals and announcements in the Austin real estate market since last Wednesday:

HFF LP arranged two recent loans. In the first instance, HFF arranged for a $24.3 million loan on behalf of Christopher Commercial Inc., which purchased the former Alexan Galleria apartment community at 12601 Bee Cave Parkway adjacent to the Hill Country Galleria. The buyer renamed the 309-unit property Avanti Hills. The 10-year loan was secured through Freddie Mac at a fixed interest rate of 3.23 percent.

In the second instance, HFF arranged for a $19.4 million loan on behalf of Price Realty Corp., which purchased Acacia Cliffs at 7201 Hart Lane in Northwest Austin. The 290-unit apartment property is the buyer’s second acquisition in the Austin market. The 10-year note was secured through Freddie Mac. The interest rate was not disclosed.

SRS Real Estate Partners sold Lago Vista Village, a vacant mixed-use project at 20900 FM 1431 in Lago Vista. The price and buyer was not disclosed. The property includes 55,085 square feet of retail space and 11,145 square feet of office space. The center is located across from Lago Vista Junior and Senior High School. Jason Middlebrook, vice president of investment sales for the SRS Real Estate Partners in Austin and San Antonio, represented the seller.

Bryant Enterprises LLC purchased a building at 7501 Old Bee Cave Road. The seller was Cooper Plumbing. Michael Doerr of Terra Advisors Realty and Mark Brock of Private Label Realty represented the seller.

Premiere Lady Fitness renewed its lease for 17,370 square feet at Cannon West, 6800 Westgate Blvd. T.J. Powell and David Simmonds of Retail Solutions represented the landlord, and Ben Edelstein of Kenny Dryden Investments represented the tenant.

Moak Casey & Associates leased 11,144 square feet at Wells Fargo Tower, 400 W. 15th St. Matt Frizzell and Brian Liverman of Stream Realty Partners represented the landlord, and David Bremmer of Austin Office Space represented the tenant.

Computer Services leased 8,758 square feet at Bridgepoint Plaza I and II, 5914 Courtyard Drive. Matt Frizzell, Brian Liverman and Kevin Granger of Stream Realty Partners represented the landlord, and Pat Herron of Herron Partners represented the tenant.

A-A1 Food Services leased 7,500 square feet at Pecan Business Park, 3913 Todd Lane. Will Nichols and Sam Owen of Stream Realty Partners represented the landlord.

Pool & Electricity Products leased 6,600 square feet at 16300 Central Commerce Building 4A in Round Rock. Brent Campbell and Charles Harvey of Don Quick & Associates Inc. and Jordan Smith of Aquila Commercial handled the transaction.

Hance Scarborough LLP leased 6,372 square feet at Wells Fargo Tower, 400 W. 15th St. Matt Frizzell and Brian Liverman of Stream Realty Partners represented the landlord, and Glen Sorrel with the Don Cox Co. represented the tenant.

Furniture Marketing Group leased 6,303 square feet at University Park, 3300 N. I-35. Lance Sallis of Stream Realty Partners represented the landlord, and Derek Lewis of Stream Realty Partners represented the tenant.

P180 Investments LLC leased 3,908 square feet at Stonecliff, 7801 Capital of Texas Highway. Jeff Henley and Doug Rauls of The Kucera Cos. represented the landlord, and Ryan Bohls of Jones Lange LaSalle represented the tenant.
