Staubach Retail Selected to Broker Retail Properties on the Woodlands Waterway

The Woodlands Development Company Press Release

THE WOODLANDS, TX – (May 27, 2008) – Staubach Retail has been chosen by The Woodlands Development Company to broker retail properties on The Woodlands Waterway® in The Woodlands Town Center, according to Dan Leverett, vice president, commercial for The Woodlands Development Company (TWDC). Staubach Retail will be represented by Rip Reynolds, vice president and retail leasing specialist.

“In addition to being a specialist in his field, Rip Reynolds is also a resident of The Woodlands who knows and understands the community,” said Leverett. “We look forward to working with Rip and everyone at Staubach Retail to continue to bring unique, upscale shops and restaurants to The Woodlands Town Center.”

Plans call for approximately 100,000 square feet of retail space to be constructed along The Woodlands Waterway in the near future, primarily associated with The Waterway Square District, a mixed-use development centered around a one-acre public plaza with signature water features. The plaza, which opened to the public in April, features a 120-foot long water wall with fountains and a jet of water that sprays 60 feet into the air, all choreographed to music and accented with colored lights at night.

Other attractions include an interactive children’s fountain with mosaic artwork by renowned artist Dixie Friend Gay, and a seating area beneath a grove of shade trees for outdoor dining and people watching. The plaza was designed by Sasaki Associates of Boston, designers of the award-winning 2008 Beijing Olympic Green and Addison Circle Park in Addison, Texas among other notable projects. The fountains are a project of Aquatic Design & Engineering of Oakland, FL.

24 Waterway Avenue, the first building fronting Waterway Square, is now completed and 100% committed. Office tenants are moving into the new 308,206-square-foot Class A building, which contains 12 office floors with retail on the first two levels overlooking the plaza and The Woodlands Waterway. The first retail tenant, Hubbell & Hudson, a specialty market and bistro, is scheduled to open later this year at 24 Waterway Avenue. Construction is well underway for 20 Waterway Avenue, consisting of two specialty restaurant buildings with terraces and patios overlooking Waterway Square.

Completed buildings in The Waterway Square District with retail components include 25 Waterway Avenue, 1599 Lake Robbins Drive and 21 Waterway Avenue. Baker Street Pub and Grill and Chocolata Cocoa Bar are located at 25 Waterway Avenue. Woodforest National Bank has its private banking offices at 1599 Lake Robbins Drive, and The Goose’s Acre Pub and America’s are located at 21 Waterway Avenue.

The Woodlands is a 28,000-acre master-planned community located 27 miles north of downtown Houston. It is a project of The Woodlands Development Company, a limited partnership of Morgan Stanley and General Growth Properties, Inc.
