SRS Real Estate Partners Announces First Tenants at The Battery

BIRMINGHAM, ALA. (November 14, 2017) – SRS Real Estate Partners announces the first tenants to lease spaces at The Battery – a 20,000+/- square foot new retail and office development in midtown Birmingham. Located at 2201 2nd Avenue South in Birmingham, Ala., The Battery will be home to The Syndicate Lounge, Birmingham District Brewing Company and Gus’s Fried Chicken.

The Battery was designed by architects Scott Burnett and Michael Foster of CCR ARCHITECTURE.

Prier Construction Company has been an essential part of the collaboration and will be working on the construction of The Battery development.

The Syndicate Lounge is a live music and event venue and bar started in Birmingham, Ala. It will occupy 3,395 square feet of space.

“We’re looking forward to growing our business at The Battery. This is the best move for the city and what’s going on in the future around us,” said Aaron Greene, owner of The Syndicate Lounge. “When we initially found out our current location was being demolished, we were heart broken. It ended up being a blessing in disguise. The new facility provides a ground level venue that will be custom designed to fit the needs of our many diverse artists and performers. It will also house a recording studio for local artists and live shows. We’re thrilled to be a part of such an exciting project.”

Birmingham District Brewing Company is a family company started for the sole purpose of sharing their love of brewing with the Magic City. The BDBC brings a combined 25+ years of brewing to its team. Cale Sellers, founder of BDBC, began brewing after traveling the country and being inspired by the unique microbrews he experienced. He and his father-in-law, Brad Kueven, began developing their “secret brew recipe book” in 2014 and the team to taking the next steps by realizing their dream and opening a taproom. BDBC will occupy 3,788 square feet of space at The Battery.

“Our goal is to have the taproom centrally located in a place that’s convenient for our local crowds to visit, but also allows the freedom for those folds to go back-and-forth to visit the other great Birmingham taprooms,” said Cheri Kueven with Birmingham District Brewing Company. “We also want to tap into the visitor/tourist markets to share the Birmingham beer sceen with ‘outsiders,’ so we’re looking at locations that will be in high traffic areas for visitors. The Batter location is perfect for us!”

Gus’s World Famous Hot and Spicy Fried Chicken began over 60 years ago in Mason, Tenn. Gus’s has 14 locations in 8 states and this will be its first location in Alabama. In January 2001, GQ named Gus’s Fried Chicken one of the top ten meals in the United States worth flying for.

Ward Neely of SRS Real Estate Partners represented the landlord, Electric Birmingham, LLC, in the leasing of space at The Battery.

Mr. Neely said, “This is a unique urban development that serves as somewhat of a retail ecosystem. Everyone benefits from their neighbor. It has been a huge pleasure and learning experience to combine ideas from the tenants and incorporate them into the design process. I think the collaboration, while unique to real estate, is such a cool part of the downtown scene and what it brings.” He continued, “While all the headlines scream that retail is dying, I think this is a good counter to that argument. Retail isn’t dying, but it’s changing in a big way.”
