SRS’ National Net Lease Group in Detroit Completes $2.15 Million Sale of Newly Built, Single-Tenant Property Occupied by Fresenius Kidney Care in Monroe, WI

Transaction marks SRS’ second sale of Fresenius-occupied property on behalf of the developer since August 2019

Detroit, Mich. (February 25, 2020)SRS Real Estate Partners’ National Net Lease Group has announced the $2.15 million sale of a freestanding, 6,804-square-foot property fully occupied by Fresenius Kidney Care located at 120 W. 7th Street in Monroe, WI.

SRS National Net Lease Group’s First Vice Presidents Frank Rogers and Michael Carter represented the seller, a Midwest-based developer, as well as the buyer, a private California-based investor who was in a 1031 exchange.

“This is the second transaction we have done with this merchant developer on a Fresenius Kidney Care-occupied asset in Wisconsin,” said Carter. “In August 2019 we completed the $4.82 million sale of a property located just outside of Milwaukee. Both newly constructed assets provided the buyers with 15-year, triple net, corporate-guaranteed leases, and strong Wisconsin locations.

Rogers added, “Fresenius Kidney Care is one of the nation’s top providers of dialysis treatment and resources. Patient demand is high for this type of medical provider in dense and tertiary markets because of the treatment Fresenius provides to their client base.”

The Monroe asset is just off State Highways 11 and 69 and provides excellent visibility and access. It is near Walmart Supercenter, Dollar General, and Shopko, among others.
