Real estate transactions: Realty.com buys office building in North Houston

Realty.com, a privately-held national real estate brokerage and portal based in Houston, purchased the 20-story office building at 363 N. Sam Houston Parkway East in North Houston from Manny Khoshbin. The 400,000-square-foot building is 33 percent leased. Lance Custen, CEO of Realty.com, represented his firm in the transaction, while Marty Hogan of JLL represented the seller. Realty.com, which is expanding into commercial real estate, plans to launch a VIP Office Space program centered around smaller furnished executive suites with amenities including kitchens, common areas and boardroom-style meeting rooms.

HostGator, a Houston-based website hosting company, renewed its 38,582-square-foot office lease at 5005 Mitchelldale in northwest Houston. Don Foster and Ed Prejean of JLL represented HostGator, which wanted to be close to its employee base. Michelle Wogan and Paula Musa of Transwestern represented the landlord, Carlotas Properties.

Texas Orthopaedic & Sports Medicine purchased a 2,500-square-foot medical office at 2827 Waterbend Cove in Spring. Rob Banzhaf of Newcor Commercial Real Estate represented the buyer. Linda Crumley of The J. Beard Real Estate Co. represented the seller, NW Oral Surgery.

Intelliworks renewed a 20,000-square-foot lease at 10101 Stafford Centre Drive, Stafford. Chris Caudill of NAI Partners represented the landlord. Jarret Venghaus of JLL represented the tenant.

UBS Financial Services opened a 3,200-square-foot branch in Century Square One, a project of Houston-based Midway in College Station. Other office tenants in the mixed-use development include Morgan Stanley, BRW Architects, Premier Inc. and Frontier Title.

AmCal Equities obtained a $49 million construction loan for the Katy Apartments, a complex planned for 324 units across 12 buildings northeast of Colonial Parkway and Katy Fort Bend Road in Katy. Shana Daby of Greystone arranged the loan.

Casnar Properties purchased a 9,000-square-foot retail property at 8303 Calhoun St. The building is occupied by Family Dollar with five years remaining on the lease. John Baddour of Belvoir Real Estate Group represented the buyer. Chris Edwards of SRS National Net Lease Group represented the seller.

LoRey Properties purchased a 13,740-square-foot warehouse at 4750 Irvington Blvd. Chris Dray of NewQuest Properties represented the seller, Ruiz Wholesale Co. Juan Miranda of Mission Realty represented the buyer.

Yusen Logistics leased 3,862 square feet at 15355 W. Vantage Parkway for 5 years. Michael Foreman of Cushman & Wakefield represented the tenant. Thomas Emde represented the landlord, Hartman Income REIT.

VillageMD leased 7,150 square feet at 11615 Shadow Creek Parkway, Pearland. Inna Radford and Thad Mai of Rubicon Realty represented the landlord. JLL represented the tenant.

Supreme Plant Services leased 11,900 square feet at 10425 Moers Road. Zane Carman and Clay Pritchett of NAI Partners represented the landlord. Barrett Gibson of Colliers International represented the tenant.

Rubicon Ventures leased 19,800 square feet of industrial space at 1646 Rankin in the Central Green Business Park. Doc Perrier and Jason Gibbons with Finial Group represented the tenant. Jeremy Lumbreras with Stream Realty Partners represented the landlord.

J. Patrick Homes extended its 3,832-square-foot office lease at Westchase Central I, 9700 Richmond. David Husid with Newmark Knight Frank represented the tenant.
