Developer’s vision and creative leasing come together to produce unique retail project

When developer Paces Properties envisioned a unique shopping and dining destination for the Atlanta market, they were focused on creating a “destination for Atlanta’s in-town culture – those who are always searching for unique, specialty creations.” In the summer of 2014, Krog Street Market (KSM) opened to fill this need.

KSM is a mixed-use renovation of a historic 35,000 square foot, 1920s single-story warehouse in the historic Inman Park area of Atlanta. KSM’s architecture aims to preserve the rich history of Inman Park, as well as the warehouse building itself by preserving visual elements such as original exposed brick walls, concrete floors, 20-foot ceilings with exposed steel trusses and the spectacular clerestory glass windows that run the length of the building, flooding the interiors with natural light.

“There has never been anything like this development in Atlanta,” said Lily Heimburger in SRS’ Atlanta office and exclusive leasing agent for KSM. “The proximity to Beltline and the uniqueness of the structure meant that all the stars had aligned to make the vision a reality.”

Situated along Atlanta Beltline, KSM is also within walking distance to a MARTA station. KSM’s layout offers a dozen local restaurants, local retailers and more than 20 market stalls for the sale of local produce, goods and prepared foods. In addition to dining and shopping, KSM offers a unique gathering space called the “Living Room”, a communal dining area featuring family-style tables and chairs for marKrogStreetMarket_Signket dining. The project is pedestrian-friendly, but also offers car and bicycle parking as well as electric car charging stations.

“After three years of planning and prospecting to find the right merchandise mix for KSM, I found that working on this project was different than leasing any other project. We decided to keep it local, and that meant sitting down at chef-driven restaurants and bars and getting to know Atlanta’s finest,” Lily explained, adding, “It has been an amazing experience. I’ve never been so proud of a project or more excited to see it come together.”

In November 2014, Zagat named KSM one of the country’s Top 11 Must-Visit Food Halls. That same month, Fodor’s named KSM one of the Ten Best Food Halls in the U.S.
