SRS Real Estate Partners announced today it has completed the $5.45 million sale of a new construction property occupied by The Learning Experience, located at 10935 Colorado Boulevard in Firestone, CO. Situated on 1.13 acres, the 10,000-square-foot property was completed in 2023 and has a new 15-year lease in place.
SRS Capital Markets Vice President Ryan Tomkins represented the seller, an East Coast-based developer. The buyer was a local private investor who was in a 1031 exchange.
“Childcare facilities like this one are increasingly in demand in growing markets across the nation as parents are looking for reputable, accredited learning centers for their children,” said Tomkins. “This well-located asset presented a cash-flowing property with minimal landlord responsibilities, which is attractive to buyers seeking passive income.”
The community of Firestone is one of Colorado’s fastest-growing cities with the population expected to increase by 50 percent over the next ten years.
