SRS Real Estate Partners Completes $3.01 Million Ground Lease Sale of a Raising Cane’s Property in Woodstock, GA

SRS Real Estate Partners announced today it has completed the approximately $3.01 million ground lease sale (land ownership) of a new construction retail property occupied by Raising Cane’s. Situated on 1.14 acres, the site is located at 9893 Highway 92 in Woodstock, GA.

SRS Capital Markets First Vice President Michael Berk who is based in the Atlanta office, Executive Vice President & Market Leader Patrick Nutt, and Senior Vice President William Wamble who are based in Fort Lauderdale and Tampa, FL represented the seller, Brentwood, TN-based Warren Commercial Real Estate. The buyer was a California-based private investor.

“This was a prime opportunity for an investor to acquire a ground lease on a newly developed restaurant property on a 15-year, corporate-guaranteed lease with Raising Cane’s, one of the nation’s fastest growing restaurant chains,” said Berk. “Investors aggressively seek passive, cash-flowing properties like this one as they have zero landlord responsibilities.”

The property fronts Highway 92 and is off Interstate 575 in a densely populated area with surrounding retailers and more than 188,000 residents and 58,000 employees within a five-mile radius.

In 2023, SRS Capital Markets completed approximately $2 billion in deal volume comprised of 495 transactions in 43 states. SRS currently has in excess of 600 properties actively on the market with a market value surpassing $2.85 billion.
